Beating The Competition - 301 Gloria, Pleasant Hill


Hi! I know you’ve been eagerly anticipating round 2 of my foray back into blogging. The wait is over…here’s a quick story.

I represented buyers over this past summer who had been looking for a LONG time. Started out searching in the Oakland/Berkeley area and eventually (because of the crazy competition) made their way a little farther into the East Bay into Pleasant Hill. After scouring the market I got a call/email from Mrs. Buyer telling me that they had found THE house. At this point, they had lost out on quite a few properties and they were, for lack of a better term, in “Screw It” mode. They loved this house and were willing to do what it took to get it. More often than not it comes down to the bottom line for sellers when poring over offers but terms can be just as important in these deals.

Knowing competition would be stiff we went in strong with an offer significantly over the asking price, shortened all of our contingency periods*, offered a rent-back period for sellers*, and sent in a clean offer. The sellers ended up getting 15 offers on the property! Even with 15 offers, they went with us. I’d love to tell you that it was all perfect business sense but in reality, there was a little luck on the table with this one as well…but with that many offers, you’ll take any advantage you can get.
